Your Home Isn’t Selling. That’s Information, Not a Verdict.

A house that sits isn’t a mystery. It’s feedback. Strong showings with no offers, offers that fall apart, and a calendar with nothing on it each mean something different about price, presentation, or condition.

The default answer is usually another price cut. Sometimes that’s correct. Often the real problem is positioning, photography, or a condition issue that keeps showing up in feedback.

This is the part of real estate my marketing background is actually built for: reading what the market is telling us and changing the thing that’s causing it.

Where the Answer Usually Lives

The first two weeks are gone

New listings get the most attention they will ever get. Once that window closes, relaunching the home properly matters more than trimming the price.

Price is often a symptom

If showings are strong and offers aren’t, price is usually the issue. If showings are thin, the problem is upstream: photos, positioning, or how buyers find the home.

Presentation you have stopped seeing

After months of living in it, it’s hard to see your home the way a buyer does in thirty seconds of photos.

Objections that keep repeating

When the same comment appears in three different showing feedback notes, that isn’t an opinion. That’s a repair list.

My Approach

How I Diagnose a Stale Listing

We review the actual behavior: showing counts, saved listings, feedback themes, and where your price sits against everything that has sold since you listed.

Then we fix the cause. Sometimes that’s a repositioned price. Sometimes it’s new photography and a genuine relaunch. Sometimes it’s one unglamorous repair.

  • A written read on what the market has told us so far
  • A relaunch plan with new marketing, not just a fresh photo on an old listing
  • An honest conversation about price, with the comps in front of us
  • Different options if you need to sell quickly versus if you can wait for the right buyer
How the Sale Moves

Six Steps. In Whatever Order Your Situation Requires.

Most of these sales restart at step two. Analyzing what the market has already said is what tells us whether the fix is price, presentation, condition, or all three.

01

Understand

Establish your motivations, priorities, timeline, and what success looks like.

02

Analyze

Review sold comparables, active competition, buyer demand, and price positioning.

03

Prepare

Identify improvements worth making and expenses that won't deliver a meaningful return.

04

Position & Launch

Create a compelling presentation for the buyers most likely to want your home.

05

Negotiate

Evaluate the full offer, not just the headline number.

06

Close

Manage deadlines, communication, contingencies, and surprises through closing.

If you can share your address and roughly how long it’s been listed, I’ll come to the conversation with real numbers instead of theory.
